A musty smell, a dark stain or a damp wall can mean mold. It can also mean something harmless. An inspection tells you which. A local provider checks the home, finds the moisture source and may take samples for a lab.
Validfeed Mold Help is a referral service. We do not inspect, test or remove mold. You tell us about the problem, and the request goes to an independent provider in our network. That provider visits, explains the findings and gives you a written quote for any next step. In the Miami area, humid weather and summer storms make mold common, so a clear answer helps you plan. You decide what happens next, with no obligation.
Think You Have Mold? Do This First
Start with a quick checklist. It takes a few minutes.
- Look: Note any dark, fuzzy or discolored spots. Take photos with a date.
- Smell: Write down where the musty odor is strongest.
- Feel: Check for damp drywall, soft baseboards or warm, sticky air.
- Stop the source: If a leak is active, shut off the water if you safely can.
Do not scrub or spray the area yet. Cleaning can spread spores and hide clues the inspector needs.
First, Find Moisture
Mold needs water. No moisture source, no lasting mold. That is why a good inspection looks for the water before it looks for the spores.
Common sources in humid homes include:
- A leaking supply line or drain under a sink
- A dripping air conditioner drain line or a clogged condensate pan
- Roof leaks after storms, on tile or shingle roofs
- Window and door seals that let in driven rain
- A slab that sweats where cool floors meet warm, wet air
When an Inspection Makes Sense
An inspection is a smart move in these cases:
1. You see or smell mold but cannot find the cause. 2. A leak or flood happened and the area stayed damp for days. 3. Someone in the home has ongoing breathing trouble that seems linked to one room. 4. You are buying or selling a home and want facts in writing. 5. A past cleanup was done and you want to confirm it worked.
If you can see a small patch on a hard surface and know the cause, you may not need testing at all. A provider can tell you.
How the Referral Works
Here is the order of events, with who does what.
1. You: Describe the problem through the request form or by calling. 2. Validfeed Mold Help: Routes your request to an independent provider in our network. 3. The provider: Contacts you, visits the home and does the inspection. 4. You: Review the findings and decide what to do next.

What Happens During the Visit
Most visits follow the same steps. First, the provider asks about the history of the home, past leaks and symptoms. Next, a visual walk-through covers ceilings, walls, closets, attic access and the air handler. Then moisture meters and sometimes a thermal camera check for hidden dampness. Last, the provider decides whether samples are useful.
Many visits take a couple of hours, depending on home size. Slab homes with no basement are often quicker to check below the floor line, but attics and AC closets need close attention.
Types of Mold Testing
Not every job needs a lab. Here are the main options.
Air Samples
A pump pulls air through a small cartridge. The lab counts spores and names the types. Providers often take one outdoor sample too, for comparison.
Surface Samples
A swab or tape lift picks up material from a stain. This confirms whether a spot is mold and what kind.
Moisture Readings
These are not lab tests. Meters and cameras show where walls are wet. They often matter more than any sample.
Credentials
If you want certified mold testing, ask what certification the tester holds and which lab will process samples. Ask for the answer in writing.
Understanding Your Results
A lab report lists mold types and counts. Numbers alone do not tell the whole story. A provider should explain what the report means for your home.
Look for three things:
- Indoor versus outdoor: Indoor levels far above outside, or very different types, point to a problem.
- Location: Which rooms are affected?
- Cause: Is the moisture source named and fixed?
You may hear the term black mold. Color alone does not show how risky a mold is. Only testing and a trained eye can say what you have. If black mold remediation is advised, ask the provider to show the evidence.
Inspection and Removal: Separate or Together?
Some homeowners use one provider for both steps. Others use two. Each choice has trade-offs.
- Same provider: Fewer handoffs and simpler scheduling.
- Separate providers: A second set of eyes, and the tester has no stake in selling the removal job.
Either way, residential mold removal should start only after you have a written scope and quote. Written quote first.
Prepare the Home Without Upending Your Week
Busy household? A little prep keeps the visit short.
1. Clear a path to the attic hatch, AC closet and affected rooms. 2. Move small items away from the damp area. 3. Gather past repair bills, leak dates and photos. 4. Keep the AC running as usual unless the provider says otherwise. 5. Plan for kids and pets to be in another room for a short while.
Most inspections do not require you to leave the house.
Humid Climate, Storm Season
In warm, wet regions, mold can return fast after a storm. Block homes on slabs trap moisture in walls and carpet edges. If a roof leak or window leak happens during hurricane season, schedule a check once the area is safe and dry enough to inspect.
Questions to Ask the Provider
Before you agree, ask:
- Are you licensed where required, and can you show proof?
- Do you also sell removal? How do you handle that conflict?
- How many samples do you suggest, and why?
- Which lab will you use?
- Will I get a written report with photos and moisture readings?
- What does the quote include, and what is extra?
A Note on Insurance
Some policies may cover sudden damage, but many exclude long-term seepage. Check your policy. Providers can often help document damage for a claim.

No obligationMold Inspection & Testing Services FAQ
Do I need mold testing if I can already see mold?
Not always. If the patch is small and the cause is clear, a provider may skip lab work. Testing helps when the source is unknown, the area is large, or you need written proof for a sale or claim.
Is a home mold test kit from a store enough?
Kits can show mold is present, but mold spores are in most air. They rarely show the source or how much. A provider with moisture tools gives you more useful answers.
